Developers are preparing to break ground on a new mixed-use center featuring medical, entertainment and hospitality amenities in Marana.

The 21-acre project, at Cortaro Road and Interstate 10, sold its first parcel for $966,650 for construction of a 32,500-square-foot Carondelet Health Network micro-hospital.

Other signed tenants include ATI Physical Therapy, Dutch Bros. Coffee and Serial Grillers.

The site is being developed by Thompson Thrift Retail Group and property owner Greg Anderson, a local attorney.

“Our team could not be more excited to partner with Mr. Anderson on the project,” said Christopher Hake, vice president of Thompson Thrift Retail Group’s southwest region.

The new center is on the east side of I-10, across from the Arizona Pavilions, which is built out.

In addition to the micro-hospital, the yet-to-be-named center will have a 45,000-square-foot anchor retailer, a 50,000-square-foot medical office and a hotel.

“There’s a trend today toward freeway development because the ease of access expands the consumer base,” said Brenna Lacey, a broker with Volk Co., who helped broker the deal.

She said there was market demand for medical services and with that, lodging and food retail fit well.

“This will be a great new project for Marana and it has strong traction due to the already strong and growing trade area,” Lacey said.

Construction is expected to begin this summer with an anticipated opening in 2019.

The location will be the second for Oregon-based Dutch Bros. Coffee, which is opening its first shop this fall at 120 S. Wilmot Road at the former Mimi’s Café site.

Serial Grillers, a local restaurant that began as a food truck, has locations at 1970 W. River Road and 5737 E. Speedway that features a tap room with regional craft beers. It will open a third location in Rita Ranch this summer at 7585 S. Houghton Road. Still in the works is a craft bar at 4603 E. Speedway, called Craft, A Modern Drinkery.

The Carondelet micro-hospital will include a 14-bed emergency department, two operating rooms and eight inpatient rooms, along with additional services including a laboratory and diagnostic imaging. The hospital will focus on providing emergency and less complex inpatient procedures.
