The local electric company is getting into the landlord business.

Two retailers have leased space on the first floor in the UniSource headquarters, 88 E. Broadway, in downtown Tucson.

MiAn Sushi & Asian Bistro leased 4,800 square feet and will have seating for about 160 diners inside and ad additional 80 seats on the patio.

Atmosphere Commercial Interiors leased about 3,000 square feet. The company provides furnishings to corporate, educational, healthcare and hospitality industries.

Construction is set to begin next month on both sites.

“The timing is perfect for both of these tenants with the continued revitalization of downtown, especially Caterpillar’s new office and the AC Marriott hotel,” said CBRE’s Buzz Isaacson, who represented UniSource. Michael Laatsch, with CBRE, represented MiAn and Paul Hooker, with Picor represented Atmosphere.

Other recent commercial transaction include:

  • Three national retailers of Halloween costumes will open for the season later this month.

Spirit Halloween Superstore leased about 15,000 square feet just south of the Tucson Mall in the San Francisco Square strip mall, 3906 N. Oracle Road.

Its second location will be in the former Staples space at 6230 E. Broadway.

Halloween City will open up at 5975 E. Broadway, across from Park Place.

“Having these seasonal tenants occupy a large space in a shopping center is a great way to activate the junior anchor spaces, brining shoppers to the center,” said Nancy McClure, with CBRE, who represented the landlords.

Both stores stock costumes for children and adults with different themes, characters and — of course — politicians.

They will also have decorations and party favors.

  • Hot Glazed Enchantment Inc., dba Krispy Kreme, bought .72 acres of land at Broadway Festival Shopping Center, 5601 East Broadway. Krispy Kreme originally leased the property and built a 3,000 square-foot shop that opened last year. The sale price was $1.3 million. Nancy McClure and Michael Laatsch, of CBRE, represented the landlord, Broadway Festival LLC. Terry Dahlstrom of Volk Co., represented the buyer.
  • Fab Squared LLC bought 1.33 acres of vacant land located at 7801 E. Snyder Road from Gould Family Properties VIII LLC for $525,000. Ron Zimmerman, with Picor, represented the seller and Perry Bassett with Bassett Property Co., represented the buyer.
  • Shibin Jiang and Tao Luo bought a 5,830 square-foot industrial building at 3158 S. Chrysler Ave. from Falcon F-16 LLC for $345,000. Rob Glaser, with Picor, represented the buyer. Robert DeLaney and Tim Healy, with CBRE, represented the seller.
  • XO Windows LLC leased 10,000 square feet at 845 E. Ohio St. from 845 E. Ohio LLC. Picor’s Brandon Rodgers, Russell W. Hall and Stephen D. Cohen handled the transaction.
  • The Hermitage No Kill Cat Shelter Inc. leased 8,235 square feet at 4501 and 4517 E. 22nd St. from RRN Inc. Brandon Rodgers, with Picor, handled the transaction.
  • Interoptics LLC leased 4,346 square feet at Airport Business Plaza, 6401 S. Country Club Road from ABP LLC. Pat Welchert and Jeff Zellet, with Picor, represented the landlord and Jesse Blum, with CBRE, represented the tenant.
  • RISE Services Inc. leased 1,719 square feet at Dorado Park Offices, 1609 N. Wilmot Road, from Deebco Properties. Andrew Sternberg, of Oxford Realty Advisors, handled the transaction.
