Tucson’s industrial market continues its strong performance after a record-setting first quarter.

Sales in the first three months of 2016 totaled $14 million, compared with $10 million and $7 million in the first quarters of 2015 and 2014, respectively.

“Investors tended to be local to regional, with properly priced, stabilized investments selling before being openly marketed,” the Picor report on commercial real estate trends says.

One of the largest recent sales was a 69,936-square-foot, multi-tenant industrial building at 1660-1684 S. Research Loop.

Clairemont Partners LLC bought the building, near 22nd Street and Pantano Road, for $3.6 million. Rob Glaser, with Picor, represented the buyer and Gary Emerson, with GRE Partners LLC, represented the seller, Foothills Business Ventures LLC.

Other recent commercial transactions include:

  • 7770 AKE LLC bought a 7,169 square-foot retail building at 7770 E. Wrightstown Road from Realty Income Corp. for $572,000. Rob Tomlinson, with Picor, represented the seller and Gary Emerson, with GRE Partners LLC, represented the buyer.
  • All Makes and Models Auto Repair bought an auto repair facility at 1305 E. Benson Highway from Corfinium Holdings LLC for $220,000. Gary and Randy Emerson, of GRE Partners LLC, represented the seller.
  • Karam Pump & Supply Inc. leased 5,027 square feet at 4875 N. Shamrock Place from Shamrock 3 LLC. Pat Welchert, with Picor, handled this transaction.
  • Evans & McKinney Construction Inc., dba EMC Insulation, leased 3,850 square feet at 2102 N. Forbes Blvd. from East Park VI Holding Co. LLC. Rob Glaser, with Picor, represented the landlord and Dominic Perry, with Avison Young, represented the tenant.
  • Meadows Catalina LLC leased 3,600 square feet at 3710 S. Park Ave. from William Lee LLC. Ron Zimmerman, with Picor, represented the landlord and George Hayduke, with Westar Mortgage & Realty Corp. represented the tenant.
  • Fox Distributing LLC leased 2,470 square feet at 3720 S. Park Ave. from William Lee LLC. Picor’s Ron Zimmerman represented the landlord.
  • General Parts LLC, leased 2,400 square feet of industrial space at 3150 N. Freeway from P3&G LLC. Ron Zimmerman, with Picor, represented the landlord and Jesse Blum, with CBRE, represented the tenant.
  • Sticky’s Smoke Shop leased for 1,860 square feet at 6447 N. Oracle Road. Craig Finfrock, of Commercial Retail Advisors LLC represented the landlord, Orange Grove Village LLC and Stephen Grimm, of Grimm Commercial LLC represented the tenant, R.L. Bronson Enterprises LLC.
  • Symbius Medical leased 1,400 square feet at 3755 E. 34th St. from Rodgers Investment Fund II, LP. Jeff Zellet, with Picor, represented the landlord and Michael Coretz, with Commercial Real Estate Group of Tucson, represented the tenant.
  • Raw Smoke Shop LLC leased 975 square feet in the St. Mary’s Plaza, on the southeast corner of Saint Mary’s and Silverbell roads. Rick Borane and Dave Hammack, of Volk Co., represented the landlord, Tucson St. Mary’s Plaza LLC.
