22nd & Houghton lot

Fry’s will build a store and gas station at East 22nd Street and South Houghton Road.

Smith’s Food and Drug Centers Inc. has bought 16.3 acres of vacant land at the northeast corner of 22nd Street and Houghton Road for its new Fry’s Marketplace.

The land was sold by Twenty-Second Street Baptist Church of Tucson Inc. for $2.8 million.

Fry’s plans a 96,000-square-foot store with a 300-square-foot fuel station canopy. Brentwood Developments will build a 6,500-square-foot restaurant building and a 12,000-square-foot retail shops building at the site.

Fry’s plans to relocate the existing Fry Food and Drug Store at 9401 E. 22nd St. to the new Fry’s Marketplace site once it is constructed. The new marketplace will employ approximately 160 people, which is about 40 people more than a typical Fry’s Food and Drug Store and will feature an expanded selection of meats and organic produce, a sushi bar, an Asian bistro, a wine bar and a Starbucks.

Craig Finfrock of Commercial Retail Advisors LLC represented the buyer and Brentwood Developments, and the seller was represented by Ian Stuart and Ben Becker, of CBRE.

  • P3 Health Partners LLC leased 6,961 square feet at 5255 E. Williams Circle from The Colton Co. Brandon Rodgers, with Picor, represented the tenant.
  • Timberlake Cabinetry, a division of American Woodmark Corp., leased 4,304 square feet at 3865 N. Business Center Drive from NTBC Trust Partners LLC. Rob Glaser and Paul Hooker, with Picor, represented the landlord, and Tim Healy, with CBRE, represented the tenant.
  • Special Needs Solutions Inc. leased 3,660 square feet in Butterfield Business Park, 4555 S. Palo Verde Road, from Presson Equity Partners LLP. Rob Glaser, with Picor, represented the landlord.
  • Divine Joy Yoga leased 2,480 square feet in Clairemont Plaza, 1684 S. Research Loop, from Clairemont Partners LLC. Rob Glaser and Max Fisher, with Picor, handled the lease.
  • WSP USA Inc. leased 2,400 square feet of industrial space at 3150 N. Freeway Industrial Loop from P3 & G LLC. Ron Zimmerman, with Picor, represented the landlord, and Daniel Dobric, with Newmark Knight Frank, represented the tenant.
