A new entertainment venue for those who like racket sports is being developed in midtown Tucson.

Sports Empire Ventures LLC bought the 2,380-square-foot former veterinary clinic at 5943 E. Speedway Blvd., west of Wilmot Road, for $1.25 million to build Padel Alley.

The new Padel Alley will feature eight padel courts, four pickleball courts, a terrace bar and pro shop.

The difference between the sports?

Padel is a racket sport that combines elements of tennis and squash and is always played in doubles on an enclosed court. Pickleball, on the other hand, is a combination of tennis, badminton and ping-pong and can be played one-on-one.

Brokers Dave Hammack, Steve Cohen and Jose Dabdoub, with Picor, handled the sale.

“As consumers increasingly prioritize experiences over products, venues like Padel Alley are ideal for mixed-use districts that offer engaging amenities, unique tenants and fun meeting places for all, benefiting landlords, tenants and consumers alike,” Picor says.

The former veterinary clinic at 5943 E. Speedway will be redeveloped into Padel Alley.

  • Sagebrush Saguaro leased 1,296 square feet of retail space at 733-735 N. Fourth Ave. from Univfourth Associates. Rob Tomlinson, with Picor, represented both parties.
  • Luna Ink & Oddities leased 1,449 square feet of retail space at 561 N. Fourth Ave. from Birds of a Feather. Rob Tomlinson, with Picor, represented the landlord.
  • Vintage Entertainment LLC leased 1,117 square feet of office space at Broadbent Business Park, 2020 N. Forbes Blvd., from Ocaso LLC. Jesse Blum, Alex Demeroutis and Molly Gilbert, with Picor, represented the tenant.
  • Arizona Pristine Roofing LLC leased 1,197 square feet of industrial space at South Dodge Business Center, 3601 E. 44th St., from Pegasus Tucson Owner LLC. Paul Hooker and Andrew Keim, with Picor, represented the landlord. Alex Patton, with My Home Group Real Estate LLC, represented the tenant.
