Meritage Homes has purchased 89 lots in Gladden Farms for $1.6 million.

The master-planned community, along Tangerine Road and west of Interstate 10, is 1,325 acres in size and has more than 1,250 homes. It was designed to accommodate up to 3,500 homes, and the Marana Unified School District is building a new elementary school in the development. The school is expected to open in August.

The community has a regional park, more than 100 acres of open space and a 5,000-square-foot splash pad, which opened last year and features farm-themed structures such as a water tower, a windmill, a tractor and sunflowers.

The 89 lots were sold by Gladden Phase 1 LLC. Will White and John Carrol, of Land Advisors Organization, negotiated the sale on behalf of the seller.

Meritage expects to begin construction right away.

  • Flower Street Investment Co. LLC bought a 24-unit apartment complex at 3623-3627 E. Flower St. from Kenneth J. Johnson for $995,000. Allan Mendelsberg, with Picor, represented the buyer, and Alain Hartmann, with Hartmann Commercial Real Estate, represented the seller.
  • Old Pueblo Trolley bought a 27,146-square-foot building at 250 E. 36th St. from Western Alliance Bank for $875,000. Stephen D. Cohen and Russell W. Hall, with Picor, represented the seller, and Patrick Teske, with Tierra Antigua Realty, represented the buyer.
  • R.J. Home Solutions LLC bought a 4,806-square-foot retail building at 5358 S. Old Nogales Highway from Sakkara LLC for $370,000. The former restaurant will be transitioned into an event hall and venue for special occasions. Picor’s Rob Tomlinson represented the seller, and Mike Bishop, with Keller Williams Southern Arizona, represented the buyer.
  • LeCroy & Milligan Associates Inc. leased 5,661 square feet at 2002 N. Forbes Blvd. from Tucson North Forbes Ventures LLC. Ron Zimmerman, with Picor, represented the landlord.
  • Campas Performance Engineering leased 4,500 square feet at 3831 E. 37th St. from Silva Revocable Trust. Dave Gallaher, of Tucson Industrial Realty LLC, represented the landlord, Silva Revocable Trust, and Michael Coretz, of Commercial Real Estate Group, represented the tenant.
  • Arizona Minerals Inc. leased 2,538 square feet at 3845 N. Business Center Drive from NTBC Trust Partners LLC. Rob Glaser and Paul Hooker, with Picor, represented the landlord, and Picor’s Isaac Figueroa represented the tenant.
  • Ishaq Ali DDS leased 1,600 square feet of retail space at 4990 S. Campbell Ave. from Sabre-Campbell LLC. Aaron LaPrise, with Picor, handled the transaction.
  • Ken Lamm Physical Therapy PLC leased 1,161 square feet of medical office space at 310 N. Wilmot Road from MJN Investments LLC. Isaac Figueroa, with Picor, represented the tenant, and Alain Hartmann, with Hartmann Commercial Real Estate, represented the landlord.
  • Groves Guitars LLC leased 750 square feet at 3790 E. 44th St. from RR44 Inc. Picor’s Jeff Zellet represented the landlord.
