Shoppers living near East River and North Craycroft roads will soon be able to choose between filling the city’s or the county’s sales-tax coffers when grocery shopping.

A Natural Grocers will be built on the southeast corner, which is in the city limits. Across River Road is a Whole Foods Market, in county jurisdiction.

Leadership Circle LLC of Montrose, Colorado bought the 76,000-square-feet of land for the Natural Grocers from Craycroft/River Holdings LLC for $1.3 million.

James Craddock of Craddock Commercial Real Estate LLC and Craig Finfrock of Commercial Retail Advisors LLC represented the buyer. The seller was represented by G.T. Alley of Broadway Realty & Trust Inc.

A $1.3 million building permit was recently issued for the 15,100-square-foot store, records show. It will be Natural Grocers’ fourth location since entering the Tucson market in January 2015. The general contractor is Corstone Contractors.

Natural Grocers’ first store opened at 7220 E. Broadway, followed by a location at 6320 N. Oracle Road. A third store at Broadway and Country Club opens March 22.

The company did not provide a timeline for the future store’s opening.

Over on the west side of town, a former gas station received a demolition permit to clear the way for a new CVS on North Silverbell Road and West Ironwood Hill Drive.

CVS received a $1 million building permit to construct a 12,373-square-foot store and pharmacy. Sigma Contracting is handling the development.

Other recent construction permits issued include:

  • Cinemark Theater’s building permit was for $11.5 million for a 53,600-square-foot theater with 14 screens and theater seating. The theater is expected to open this year in the Tucson Marketplace at the Bridges, near Interstate 10 and Park Avenue. The contractor is Colorado Structures.
  • Fry’s Food & Drug got a $9.2 million building permit for a 102,000-square-foot store at 1801 W. Valencia Road. Wadman Corp. is the contractor.
  • Corner Bakery took out a $767,000 building permit for a 4,700-square-foot restaurant at 203 S. Wilmot Road. Crosslands Construction is the contractor.
  • Sixteen freestanding homes for seniors will be built within the Sunnyside Pointe development, on South Park Avenue south of Irvington Road. Pepper Viner Development is the contractor for the $1.6 million project.
  • An assisted-living facility will be built at 7211 S. Hildreth Ave., near Campbell Avenue and Los Reales Road. A permit for $413,000 was issued for the 3,500-square-foot home. Owner

  • Bealls Outlet Store got a $425,000 building permit to move into the Marana Marketplace, 3840 W. River Road. TDS Construction West is the contractor.
