El Dorado Square, a nine-building office campus near Wilmot Road and Speedway, has sold for $3.5 million.

An east-side office complex could one day become a residential property.

Tucson developer Larsen Baker, through its affiliate Dorado Opportunity Group LLC, bought the nine-building El Dorado Square office campus at 1200 N. El Dorado Place, near Wilmot Road and Speedway, for $3.5 million.

The gated office campus has nine separately parceled office buildings near El Dorado Hospital with Spanish Mediterranean architecture in a garden setting.

Larsen Baker is exploring several options including selling each building separately to owner users looking to own their own office building or redevelop the property into senior housing or a multifamily community.

The buyer was self-represented by its broker Isaac Figueroa and the seller, El Dorado Ventures LLC, was represented by Dave Volk, of Volk Co. and Jim Fijan, with Transwestern.

Riverside Apts LLC bought the 33-unit Riverside Suites at 1725 E. Limberlost Dive from Campbell 33 LLC for $5.1 million. Allan Mendelsberg and Joey Martinez, with Picor, represented both parties.

Tio Ben’s Mexican Grill LLC leased 3,900 square feet at Marana Mercado, on the northeast corner of Orange Grove and Thornydale roads. The space was formerly occupied by the Cinco Cantina. The landlord, Larsen Baker, was represented by its broker Isaac Figueroa. Jeramy Price, with Volk Co., represented the tenant.

Bang Fitness leased 1,800 square feet at Campbell Square, 3250 N. Campbell Ave., for a fitness studio offering boxing and weight training classes. The landlord, Larsen Baker, was represented by its broker Isaac Figueroa.

Firehouse Subs leased 1,650 square feet of retail space at Las Plazas at Old Vail, 10165 E. Old Vail Road, from KJE Steampump LLC. Aaron LaPrise, with Picor, represented the landlord and Gabriel Ortega, with Capital Asset Management, represented the tenant.

Arizona Theatre Co. leased 1,280 square feet at Midpoint Business Plaza, 3925 E. 29th St., from Pegasus Tucson Owner LLC. Paul Hooker and Andrew Keim, with Picor, represented the landlord.

Praise Chapel East leased 1,250 square feet at 6005 E. 22nd St. from Orange Sandblast LLC and Xperts Investments LLC. Aaron LaPrise, Dave Hammack and Sam Ramirez, with Picor, represented the landlord.

Ding Tea leased 1,200 square feet at 4500 E. Speedway, in the Midway Business Park. Craig Finfrock, of Commercial Retail Advisors LLC, represented the tenant. Paul Hooker, Andrew Kiem and Rob Glaser, with Picor, represented the landlord, Pegasus Tucson Owner LLC.

Paramium Technologies, a University of Arizona tech spinoff, has created a new way to make reflector panels for satellite dishes and radio telescopes.
