Construction is underway on a new apartment complex on Tucson’s Historic Fourth Avenue.
Minneapolis-based The Opus Group is developing Ari on Fourth, a 13-story complex with 323 units.
The ground floor will have 4,971 square feet of retail, with tenants to be announced.
The complex, at 213 N. Fourth Ave., will have a third-floor deck with a resort-style pool and lounges. Other amenities include a club room with bar, library and pet spa.

It is currently preleasing from a temporary office at 218 N. Fourth Ave. Rents range from $1,526 for a one-bedroom unit to over $4,000 for a four-bedroom apartment.
Some of the units will have balconies, and some will be furnished. All will have in-unit washers, dryers and high-speed internet.
There will be three levels of parking, with 229 spaces for residents and 32 spaces for retail customers. When the complex is complete, there will also be six charging stations for electric vehicles, with plans to add 20 more.
“Ari on Fourth sets a new standard for amenities and modern living in this special, culturally significant area of Tucson,” said Larry Pobuda, executive vice president and general manager of Opus. “During the early planning stages, we worked closely with community leaders to ensure the project complements the neighborhood’s unique identity and character while invigorating the local economy.”
Ari is scheduled for completion in July.
Construction of Ari on Fourth Avenue is expected to be complete by July 2024.
The Historic Fourth Avenue Business District is directly northeast of and adjacent to downtown Tucson.
It became a commercial district after the construction of the Fourth Avenue underpass in 1916 and applied for historic status on its 100-year anniversary.
The district was placed on the National Register of Historic Places in 2017.
There are more than 140 locally-owned boutiques, bars and cafes in historic buildings within the district.
