Historic downtown Tucson bungalows getting upgrades

A historic bungalow complex downtown is getting interior renovations to become rental units.

The eight units at Brady Court, 40 E. 14th St., were built in 1915.

Owner Marcel Dabdoub bought the property in 2016 and recently started renovations with $400,000 in tenant-improvement permits.

“I think it has a lot of potential as apartments,” he said. “I like the layout and the fact that they each have porches and a central courtyard.”

Brady Court is a registered historic zone, so keeping the exteriors the same is required, said Bill Mackey, of Worker Inc. Architecture, who is working on the property.

“They’re pretty precious,” he said, “and we want to preserve what’s there.”

The kitchens are getting completely redone and windows will be upgraded.

The bungalows range in size from 619 to 825 square feet and will be market-rate rentals. A price point has not been established.

The units have been vacant since last summer, and Dabdoub hopes to have them ready for renters by the end of the year.

Other construction activity around town includes:

• A $17.5 million permit has been issued for a new All Seasons Care facility at 1734 E. Innovation Park Drive in Oro Valley.
• The future Caterpillar Surface Mining & Technology building at 875 W. Cushing St. received a $22.7 million building permit and $8.5 million permit for the parking structure.
• Leman Academy of Excellence is building an east-side campus at 10100 E. Golf Links Road. The $8.2 million permit was issued for the 32,000-square-foot school.
• A $6.6 million permit was issued for a 3,800-square-foot self-storage facility at Steam Pump Ranch, 11061 N. Oracle Road.
• OneAZ Credit Union got a $1.7 million permit for a new branch at 10718 N. Oracle Road.
• A solar parking structure is under construction at Flowing Wells High School, 3725 N. Flowing Wells Road. The building permit was for $1.4 million.
• A $1 million Circle K is going up at 5725 N. Ina Road.
• The Centene Call Center at 6221 S. Palo Verde Road is getting $1.5 million worth of upgrades.
• Demolition permits have been issued for single-family homes in the Jefferson Park neighborhood as part of the Banner Health expansion. The homes at 1451, 1607 and 1690 N. Warren Ave., 1450 N. Cherry Ave., 1605 N. Campbell Ave., and 1716, 1718, 1748, 1750, 1752 and 1816 E. Lester St. are schedule to be torn down.
