Local homebuilder Pepper Viner has broken ground on an urban βsmart home communityβ on Tucsonβs north side.
Called Park Modern, the 26-home development is off North Park Avenue, just south of East Fort Lowell Road.
βWe believe Tucsonans will embrace these contemporary, urban, loft-style residences,β CEO Bill Viner said. βThe new houses are centrally located β¦ near the University of Arizona, Banner Medical Center and Campbell Plaza.β
Some model homes will be constructed but the majority of the homes will be built with tweaks desired by the buyer.
The homes will be two stories with two or three bedrooms and 2.5 baths with open great rooms, two-car garages and outdoor patio.
They range in size from 1,170 to 1,636 square feet and are priced from $170,000 to $220,000.
Designed as smart homes, each will have built-in WiFi, a Nest learning thermostat, RTI automation systems and built-in security. The wall plugs combine USB outlets with electrical outlets.
βBuyers will be able to control the features of their home from an iPad mini that is included in every home purchase,β Viner said.
Analysts and brokers have long applauded infill projects as a way of increasing sales taxes to the city and upgrading neighborhoods by either developing empty lots or tearing down dilapidated buildings.
The sales office for Park Modern is now open and one lot has already sold, a company spokeswoman said.
The developer, Park Modern Ventures LLC, is a joint venture of Pepper Viner and PSSW Investments LLC.
