A good combination of construction projects are in varying degrees of completion around the city.

  • European investors are building a new retail spot on the east side.

Called 245 Marketplace, the 10,500-square-foot development will have six or seven tenants on Wilmot Road, just south of Broadway. A 5,000-square-foot standalone Corner Bakery Cafe is also on the site, which received a $937,184 building permit.

Broker Rick Borane, with Volk Co., represented the owner, ATT 245 Marketplace LLC.

Sparkle Nails has already pre-leased and leases are being negotiated with a national chain pizza restaurant and a nutrition store, Borane said.

He said the area appealed to investors because of high traffic, proximity to Park Place and the lack of spots along Broadway to build.

The marketplace is expected to open by the first of the year.

Other construction projects around town include:

  • A new Chuze Fitness at 3693 S. 16th Ave. A $1.8 million building permit was issued for the 18,963-square-foot facility. Division II Construction Co. is the contractor.
  • Nordstrom Rack in the Wilmot Plaza, 6317 E. Broadway, received a $1.7 million permit for the 25,077-square-foot retail store. Barker Morrissey is the contractor.
  • Native Grill & Wings got a $741,916 building permit for a 5,621-square-foot eatery at 10255 E. Old Vail Road in the Old Vail Plaza. It will be joined by Freddy’s, a steak, burger and custard shop, which received a $513,837 permit for its 3,893-square-foot spot. Barker Morrissey is the contractor for both projects.
