A home for sale on the city’s southeast side comes with an uncommon amenity β€” an equestrian center.

He said the current owner rents the stalls as a business and is relocating to Sonoita.

Baffert said it is certainly a niche property.

β€œThe ideal buyer is someone like the current owner, who is a horse fanatic,” he said. β€œIt’s close enough to town that you’re in town, but far enough away that you can get on a horse and ride for hours.”

Baffert said he sees several types of potential buyers.

One would be someone who wants the residence and the existing business of renting the triplex and the horse stalls.

Another would be a veterinarian who needs stalls because the barn has offices and bathrooms.

A third option would be for someone to buy the property and sell off the equestrian portion to a developer to build homes.

β€œIt will be sold as all one property,” Baffert said. β€œBut it can be sold to someone who wants to keep the horse property and then sell the residences.”

Baffert, who grew up in a horse-raising family in Nogales, said riding arenas are not common in the Tucson area.

β€œHere’s a situation where you could buy a horse, rent a stable and ride the horse in the arena or go into the national park,” he said. β€œThere are so few spaces like this for horses in Tucson.”
