A home for sale on the cityβs southeast side comes with an uncommon amenity β an equestrian center.
Located at 11801 E. Irvington Road, near Old Spanish Trail, the 18-acre property has a 2,200-square-foot main house with four bedrooms, three bathrooms and a pool.
Also on the property is a triplex with units ranging in size from 550 to 1,000 square feet.
Its Royal Star Equestrian Center boasts a 22,000-square-foot stable with 27 stalls, a covered foaling stall, an indoor arena, five-acre cross-country course and multiple mare pens.
The property also has its own well. It is listed for $3.9 million.
The property was recently named one of Russ Lyon Sotherbyβs International Realtyβs homes with the most unique features.
βItβs a very, very unusual barn,β said Bill Baffert, one of the brokers who is listing the property. βItβs all masonry and has tack rooms, feed rooms and a hay section.β
He said the current owner rents the stalls as a business and is relocating to Sonoita.
Baffert said it is certainly a niche property.
βThe ideal buyer is someone like the current owner, who is a horse fanatic,β he said. βItβs close enough to town that youβre in town, but far enough away that you can get on a horse and ride for hours.β
Baffert said he sees several types of potential buyers.
One would be someone who wants the residence and the existing business of renting the triplex and the horse stalls.
Another would be a veterinarian who needs stalls because the barn has offices and bathrooms.
A third option would be for someone to buy the property and sell off the equestrian portion to a developer to build homes.
βIt will be sold as all one property,β Baffert said. βBut it can be sold to someone who wants to keep the horse property and then sell the residences.β
Baffert, who grew up in a horse-raising family in Nogales, said riding arenas are not common in the Tucson area.
βHereβs a situation where you could buy a horse, rent a stable and ride the horse in the arena or go into the national park,β he said. βThere are so few spaces like this for horses in Tucson.β
Built in 1991, the home is adjacent to Saguaro National Park East and sits up on a hill with mountain and city views.
