Plans for a new retail development with a restaurant and high-end retail are underway in midtown.
Local developer, Larsen Baker, bought the former Fabrics That Go building at 3105 N. Campbell Ave., through its affiliate Campbell Hedrick Associate Developers LLC for $1.6 million.
The property, just south of Fort Lowell Road, has 36,258 square feet of commercially zoned land.
Larsen Baker, known for its many redevelopment projects across the city, will give the building a makeover in preparation for a yet-to-be-named restaurant and high-end retail users, the company said.
The buyer was self-represented by its broker Isaac Figueroa. The seller was represented by Esther Empens, with Tierra Antigua and Jim Buchanan, with EXP Realty.
Fabrics That Go closed its Campbell Avenue location and relocated to 2600 N. Stone Ave. in December.

• The Derby Townhomes LLC bought the 29-unit Mesquite Grove Apartments, 1620 E. Adelaide Drive and 1651 E. Glenn St., from Glenwood Village Apartments LP for $2.6 million. Allan Mendelsberg and Joey Martinez, with Picor, represented both parties.
• Primavera Foundation bought an office building complex at 70-78 W. Cushing Street and 325 S. Convent Ave. from DAS, TWW, Habibi, Calico and AIT LLCs for $1.4 million. Dave Volk, with Volk Co., represented the sellers and Buzz Isaacson, of CBRE Tucson, represented the buyer.
• The Foundry Apts LLC bought the 12-unit Winstel Apartments, 3322 N. Winstel Blvd., from Winstel LLC for $1.2 million. Allan Mendelsberg and Joey Martinez, with Picor, represented both parties.
• Mister Car Wash leased 1.02 acres of land at Silverado Plaza, 5 S. Houghton Road, from LLC-Houghton/Broadway LLC. Dave Hammack and Aaron LaPrise, with Picor, handled the lease.
• Shooter's Lab, a basketball shooting court, leased 12,500 square feet at 1560 E. 17th St. from 17th Street Facility LLC. Kameron Norwood, with Picor, represented the tenant.
• Tucson Jet Center LLC leased the 10,000-square-foot airplane hangar at 1840 E. Valencia Road, at Tucson International Airport, to expand its current operations. Isaac Figueroa, with Larsen Baker, represented the landlord, Arizona Aviation Associates LLC, an affiliate of Larsen Baker.
• Angela Anderson Photography LLC leased 1,200 square feet at Midway Business Park, 4500 E. Speedway, from Pegasus Tucson Owner LLC. Paul Hooker and Andrew Keim, with Picor, represented the landlord.
