It has been more than three years since new office space was developed in the Tucson market.
With the long-term shift to flexible ways of working, shared workplaces are popping up and expected to account for 30% of commercial office space by 2030, industry analysts say.
Locally, two such projects recently opened for solo business owners or growing companies.

The space has 56 private suites from 45 to 330 square feet, fifteen 30-square-foot semi-private desk spaces, and three multi-sized conference rooms with seating to accommodate 4 to 12 people. It also has a podcast studio.

The signings coincide with the rising demand as companies of all sizes increasingly provide employees with access to a network of locations to maintain productivity and employee satisfaction, the company said.

Traditional office buildings, meanwhile, are being redeveloped into other uses, such as apartments or entertainment hubs or being retrofitted for medical users, which is the largest sector leasing office space these days.
International Workplace Group has facilities that include private offices, meeting rooms, co-working and creative spaces.
“Tucson recorded its fourteenth consecutive quarter with no new construction laid in Q3 2025,” a report from CBRE Research shows. “Builders are taking a more cautious approach and have been reluctant to start new projects as the uncertainty regarding the future utilization of office space continues to deter new development.
“Due to these factors, construction levels remain low until more clarity emerges in the economy.”
Office space vacancies have climbed to 16 percent in the Tucson market.
CBRE predicts that nationwide, office conversions and demolitions are expected to exceed new construction of that property type this year.
