The first housing complex along Tucson’s refurbished Sunshine Mile is in the works.

Developers are planning to build about 270 units on the southeast corner of East Broadway and South Euclid Avenue with models ranging in size from 470-square-foot studios to 1,386-square-foot, 4-bedroom units.

The developer, Sloane McFarland, has partnered with St. Louis-based Ridgehouse Companies.

Located on the site of a former Volvo dealership, the Welcome Broadway complex will feature one 4-story and one 5-story complex with colorful murals designed by local artists.

Developers are planning to build an apartment complex behind the former Welcome Diner, 902 E. Broadway.

There will also be a detached 5-level parking garage, with the entrance off East 12th Street, south of Broadway, and a small dog park on the South Park Avenue side of the development.

It will not be student housing, but instead available as market-rate units with rates to be determined by market conditions when the complex is ready to open.

The expected demographic will likely be a mix of students and young professionals.

In addition to 2,500 square feet of ground-floor retail, there will be an open courtyard for farmers’ markets, food truck courts or art fairs.

Welcome Broadway is a new apartment complex planned for the southeast corner of Broadway and Euclid Avenue.

The adjacent Welcome Diner at 902 E. Broadway closed because of the pandemic. Plans are in the works to reopen it with a large patio that will be incorporated into the new complex, developers say.

Welcome Broadway will be the first housing development along the upgraded Sunshine Mile, which stretches from Country Club Road west to Euclid Avenue before the entrance to downtown.

The planned apartment complex on Broadway and Euclid Avenue will include ground floor retail space.

In 2019, The Mark student housing complex opened on East Broadway and North Park Avenue.

The Sunshine Mile improvements included road widening, bicycle lanes and larger sidewalks to make the area pedestrian-friendly.

Today, several restaurants, coffee shops and retail stores have opened there.
