The first phase of the I-10 International project will have amenity space for employees that includes shaded and landscaped areas, built-in barbecue equipment and seating for outdoor relaxing, dining and games.

Lincoln Property Co. has broken ground on the first phase of a 1 million-square-foot industrial project near Tucson International Airport.

The $75 million first phase will have 373,811 square feet in two warehouse/distribution buildings at 4150 E. Los Reales Road, near Alvernon Way.

Called I-10 International, it is the first Tucson project for Dallas-based Lincoln Property.

“Arizona’s massive population growth is propelling demand across the state, and the industrial market is expanding in kind,” said David Krumwiede, the company’s senior executive vice president. “Tucson has abundant land, superior logistics advantages and collaborative municipal partners ready to respond to this demand.

“Together, that creates a winning formula for the kind of institutional-quality industrial investment and development that we plan to deliver through I-10 International.”

All buildings at I-10 International Phase I will be cold capable with 32-foot clear heights, 14-foot glass entrances, full concrete truck courts, clerestory windows and an insulated roof deck system.

At full build-out, the I-10 International project will have multiple buildings of varying sizes with cold storage capability.

There will also be an amenity space for employees that includes shaded and landscaped areas, built-in barbecue equipment and seating for outdoor relaxing, dining and games.

An expected completion date has not yet been announced, nor anticipated employment figures.

Lincoln owns an additional 42.3 acres at the site for future development.

  • , has opened a second Tucson location at 6601 E. Grant Road in a 3,000-square-foot space with 13 big-screen TVs. The pizzeria first opened in Tucson at 4362 N. Oracle Road in 2022. Its hours are 11 a.m. to 10 p.m. daily.
  • Grace Eyebrow Threading LLC leased 1,073 square feet of retail space at Arizona Pavilions, 5960 W. Arizona Pavilions Dr., from AZPAV LLC. Aaron LaPrise and Dave Hammack, with Cushman & Wakefield PICOR, represented the landlord.
  • Fox Nutrition LLC leased 900 square feet of retail space at 2968 W. Ina Road, in Heritage Plaza, to open a health food shop offering smoothies and meal replacements, as well as a health recovery center offering cold therapy, sauna and red-light therapy. Isaac Figueroa, with Larsen Baker, represented the landlord, Alturas Heritage Plaza LLC. Eric Hutchens, with Hutch Cos., represented the tenant.

Amy Hartmann-Gordon talks about the Activate El Presidio project which aims to renovate Tucson's first neighborhood. The project will make the neighborhood more pedestrian friendly and plans to add murals, seating and a playground to the neighborhood. Renovations will start soon.
