Walmart has purchased vacant land in the northern portion of Marana for a new store and fueling station.

Located on the northwest corner of Tangerine Road and Interstate 10, the 28-acre site was sold by Tangerine 2021 LLC to Walmart Inc. for $9.7 million, records with the Pima County Recorder’s Office show.

Marana's new Walmart will be located across Interstate 10 near hundreds of new homes, retail and industrial businesses.

Plans submitted to the Town of Marana show a 176,000-square-foot store, plus a fuel center.

The property, within Crossroads at Gladden, was marketed by Nancy McClure with CBRE. She could not be reached for comment this week.

The center is located near hundreds of new homes, retail and industrial businesses and immediately across I-10 from the Mandarina project, where more than 2,500 homes are planned.

â€ĸ C-Squared Real Estate Ventures LLC bought 4,993 square feet at 4578 N. First Ave. from SI Rillito LLC for $1.2 million. Ryan McGregor, with Picor, represented the buyer. Kyle Kilgore and Philip Skillings, with NAI Horizon, represented the seller.

â€ĸ Western American Investments LLC bought 5,313 square feet at 733-745 N. Fourth Ave. from 733-745 N. 4th Avenue Associates, dba Univfourth Associates, for $950,000. Paul Hooker, with Picor, represented the buyer. Picor’s Rob Tomlinson and Fred Howard, with Progressive Property Management LLC, represented the seller.

â€ĸ The Douglas Investments Group LLC bought 3,318 square feet at 5981 E. Grant Road from Southern Arizona Realty Holdings LLC for $800,000. Alexis Corona and Richard M. Kleiner, with Picor, represented the buyer. Hunter Chasse and Zak Kottler, with Levrose Commercial Real Estate, represented the seller.

â€ĸ Arrakis Industries LLC leased 1,640 square feet at 470 W. Roger Road from Larsen Baker. The landlord was represented by its brokers, Isaac Figueroa and Michelle Ward.

â€ĸ Ruby Sandoval Photography leased 654 square feet at 5931 N. Oracle Road from SAN MARCOS PLAZA LLC. Ryan McGregor, with Picor, represented the landlord.
