The Tucson area will get its fourth Costco warehouse next year and a seventh Sprouts grocery store, and they're both set to open on the cityβs growing southeast side.
Paperwork filed with the city of Tucson shows plans to develop 22 acres at 9688 E. Old Vail Road for a 158,000-square-foot Costco warehouse, plus a fuel canopy and plentiful parking.
The site is near South Houghton Road, near the community of Vail.
Both Vail and the southeast side of the city, especially the Rita Ranch area, have grown in population in the last few years.
At Houghton and Old Vail roads, Sprouts will anchor the center that is currently being marketed by local developers Larsen Baker to junior tenants.

No timeline for that grocerβs opening has yet been announced.
That area of the city is also home to Raytheon, the UA Tech Park and the Target Distribution Center.
With an annual population increase of about three percent, Vailβs population is currently close to 16,000 residents. The Rita Ranch area has about 12,000 residents, and hundreds of new ones are in varying stages of construction in the area.
Sprouts Farmers Market is planning a new store near South Houghton and East Old Vail roads.
Lennar, KB Home and DR Horton are all developing housing communities in that part of the city, as Vail and Corona de Tucson are experiencing significant growth.
As the real estate adage goes, βretail follows rooftopsβ population density in the southeast side of the city has resulted in several new retail centers.
Dozens of stores, including Walmart and Home Depot, have chosen to open in the area, along with many chain and local restaurants.
