The vintage gas station on North Fourth Avenue and East University Boulevard has been leased by PapaChon LLC to open a Korean fried chicken restaurant.

Bonchon will open in the 1,920-square-foot space at 802 N. Fourth Ave. later this year.

Joey Castillo, with Volk Co., represented the landlord, Barrio Holdings LLC.

Bonchon currently has a location at 6310 E. Tanque Verde Road that opened earlier this year.

The Fourth Avenue spot is one of 20 new franchise locations the chain has opened across the U.S. in 2024.

Menlo Townhomes LLC bought the 10-unit Menlo Townhomes, 1331-1349 W. Pennington St., from Phelps Western Investments LLP for $1.3 million. Joey Martinez and Allan Mendelsberg, with Picor, represented the buyer. Robert Lamb, with Long Realty Co., represented the seller.

Wiley Coyote LLC bought the 12-unit Casitas on Los Altos at 3025 N. Los Altos Ave. from GP Corner LLC for $1.2 million. Allan Mendelsberg and Joey Martinez, with Picor, represented both parties.

Taco Bell bought a 46,132-square-foot pad site at the southwest corner of Ajo Way and Camino de Oeste from ADG Ajo LLC for $879,854. Aaron LaPrisewith Picor, represented the buyer. Stephen Grimm and Juan Pantoja, with Grimm Commercial, represented the seller.

Desert Bloom Land Development LLC bought 0.13 acres of land at 1645 W. Ina Road from Territory Properties LLC for $425,000. Molly Gilbert, with Picor, represented the seller and Dean Cotlow, with Cotlow Co., represented the buyer.

RGS Ventures LLC, dba Barrio Rentals, leased 8,582 square feet of industrial space at 534 N. Stone Ave. from Roadside Bench LLC. RGS Ventures operates Barrio Rentals, Tucson’s largest vacation home manager on Airbnb. Stephen D. Cohen and Andrew Keim, with Picor, represented the landlord.

AutoMD Motorsports LLC leased 7,528 square feet of retail space at 1700 S. Sixth Ave. from Tin Cup Properties LLC. Jesse Blum, Paul Hooker and Alex Demeroutis, with Picor, represented the landlord.

Caber Investments LLC, dba Foot Solutions, leased 1,900 square feet at The Plaza at Williams Centre, 5480 E Broadway, to sell custom orthotics, foot care products and services. The landlord, Larsen Baker, was represented by its broker Isaac Figueroa. Nancy McClure, with CBRE represented the tenant.

The Taco Spot leased 1,304 square feet at Oracle Wetmore Shopping Center, 4280 N. Oracle Road, from Dev Properties LLC. Aaron LaPrise, with Picor, represented the landlord, and Marc A. Rigua, with TerraFirma Commercial Real Estate, represented the tenant.
